Certificate of Regularity
Have questions regarding a foreclosure? State Capital will issue a Certificate of Regularity for cases conducted through our office. We provide procedural advice to attorneys and offer sample forms, as our expertise is rooted in mortgage and tax foreclosures, including In Rem and In Personam. We can also provide counsel on quiet title for both adverse and peaceable possession actions, partitions and condemnations.
Full Chancery Abstract
A Full Chancery Abstract is our traditional product that includes careful review of the entire foreclosure file, with the highest priority placed on identifying the defendant and creditors and providing notes reflecting any irregularities found. All filed pleadings are abstracted with photocopies of material documents provided to our clients with noted irregularities interspersed on the appropriate pages. This product is available for Mortgage Foreclosure, In Personam Tax Foreclosures, In Rem Tax Foreclosures, Peaceable Possession, Adverse Possession, Partition, Condemnation, Condominium Lien Foreclosure, Action to Cancel a Mortgage and Law Division Execution Sales.
Short Form Chancery Abstract
This product is only produced after a Full Chancery Abstract is completed in our office, maintaining the true title-quality of the product. We will issue a two–page certificate listing all defendants joined in the complaint and any amendments to the complaint, the status of those defendants (i.e. if they have been dismissed) and all appropriate notes on irregularities found. The Short Form provides the core information of the Full Chancery Abstract, without setting forth all the pleadings.
Case Status Report
Case Status Reports are available for cases that do not have a final judgment. We will provide you with the current status of the file and copies of the requested documents.
